There is a One time Application fee of $40 payable to: Action Realty of Jefferson City, Inc.  This fee pays for the background and credit checks.

All rental applicants must:

  • Be 18 years and older to rent.  
  • Provide a copy of a picture ID with the application.
  • Undergo a credit & criminal background check - $40 fee
  • Have a credit score above 550.
  • Have no felony convictions.
  • Must not owe any oustanding utility bills.
  • Security Deposit = One Full Month Rental Amount
  • Provide a monthly $25 per pet rental fee for pre-approved pets in units that allow them.
  • Pet Friendly units, have a 2-pets only limit.

Pre-Approved Pets means that  you have consulted with our office prior to bringing a pet into your family. Please provide a photograph of the dog/cat which you own, and then the lease is set up to include the pet.

Owners may restrict certain dogs. This list contains some of the dog breeds, either pure or mixed, that will not be accepted in our rentals:

  • Pit Bull Terriers, Staffordshire Terriers, American Bulldog,
  • Doberman Pinscher, Australian Cattle Dog, Rottweiler,
  • Akita, Antolian Shepherd, Malamute, Great Dane,
  • Husky, German Shepherd, Chow, St. Bernard,
  • Presa Canarios, Dogo Argentino, Fila Brasileiro, Gull Dong,
  • Wolf Hybrids, English & Bull Mastiff, Tosa, 
  • Rhodesian Ridgeback, Cane Corso, 
  • And all mixes of the above breeds.

SECURITY DEPOSIT

Under Missouri law, a landlord cannot charge more than two month's rent as a security deposit.

At the end of the lease, the landlord has 30 days to return the security deposit with an itemized list of damages for which any portion of the deposit is kept.

During that 30-day period, the landlord must provide reasonable notice to the tenant of the time and date when the landlord plans to inspect the dwelling. The tenant has the right to be present during the move-out inspection, which must be conducted at a reasonable time.

To avoid last-minute problems, tenatns should ask the landlord in what condition he expects the unit to be left. Then allow pleanty of time for cleaning.

The landlord may keep all or part of a deposit to pay for actual damages (not for normal wear and tear), unpaid rent, or lost rent due to the tenant moving out without adequate notice.

The tenant may not use the security deposit to pay the last month's rent.

Remember to give the landlord your forwarding address in writing. Otherwise, he may not be able to send your deposit.
