Buyer Frequently Asked Questions

Buyer Frequently Asked Questions

Can Action Realty help me purchase a new construction home?
We can work with most builders and get all the information you need to make any decisions.  Our agents will accompany you to the property on the initial visit.  By allowing us to help with a new construction transaction, you get all the services offered by our firm and those offered by the builder as well.  You'll get more, but you won't pay for it.

How do you know what homes are on the market?
We are members of the Jefferson City Multiple Listing Service (MLS), which is a computer database available only to members and lists all properties on the market in your area. MLS enables us to provide you with exactly what you are looking for in a home, or a comparison home if you are wanting to sell. Being an MLS member also allows us to show you virtually any property listed by any realtor in the area. If listing your property with us, any realtor will be able to show your property as well!

What if we find a home that is For Sale By Owner?
A homeowner trying to sell his home himself is usually doing so in hopes of saving the commission.  Coincidentally, this is the reason a buyer wants to deal directly with the homeowner.

By working with an agent, you'll have an expert working on your behalf.  Agents have specific real estate training that will help protect you, the buyer.  In addition, agents have many tools at their disposal, and can offer services such as Comparative Market Analysis to ensure you are buying the home at a fair price.

Many times, a homeowner will work with an agent, even though the home is not listed if the agent introduces the buyer to the property.  If you should see a FSBO and want the advantages of our services, please let us contact the owners to schedule a showing.

Why should I get a loan pre-approval?
Many buyers are applying for a loan and obtaining approval before they find the home they want to buy, and there are many benefits of doing so.

  • You look at the 'right' homes, specifically homes you can comfortably afford.
  • You save money dealing with a comfortable seller.
  • You close more quickly.
  • You minimize the worry of not knowing whether or not you'll qualify for a loan.
